$2,500 HomeReady & Home Possible Grant Available for 2026

If you’re looking for help with your down payment, the HomeReady® and Home Possible® $2,500 grant is back for 2026.

This grant program is designed to help eligible buyers reduce upfront homebuying costs and make homeownership more affordable.

What Is the $2,500 Grant?

Qualified borrowers may receive $2,500 in assistance that can be applied toward:

  • Down payment
  • Closing costs
  • Escrows
  • Mortgage insurance premiums

The full amount of the grant must be provided directly to the borrower through the transaction and cannot be used as a lender origination or discount fee.

Who Is Eligible?

The grant is available on loans that:

  • Meet Agency income limits (below 50% of Area Median Income)
  • Qualify under HomeReady (Fannie Mae) or Home Possible (Freddie Mac) guidelines
  • Include at least one first-time homebuyer
  • Are secured by eligible one-unit properties (and certain multi-unit properties under program guidelines)

All standard HomeReady and Home Possible requirements apply.
